Rates are for 4 bedrooms and up to 8 guests.  They are subject to 15.5 % Tax & Service charge.
Inclusions:  Private airport transfers, full staff, welcome drinks & cold towels, a la carte breakfasts, unlimited Wi-Fi,  24-hour concierge and butler service, a pool fence (if required), all baby equipment, daily laundry & pressing, a car/driver for 8 hours/day (petrol at cost), and all bottled water, teas, coffees, homemade cookies & fresh flowers.  
10% Discount:  + 14 nights or <10 days of arrival  
Capacity: 8-10 adults, or family groups of up to 12 plus 2 infants.  Up to 4 extra single beds at USD35++ per night, breakfast included.  
Bedrooms:  3 x king-size and 1 x king-size/ twin.  4 additional beds.  4 baby-cots. 
Dining:  Breakfast is included. Other meals are shopped for, prepared and served at grocery cost.  
Bar: We offer the convenience of an in-villa bar service and no corkage on BYO. 
Additional services: Massages, yoga, spa-treatments. Nannies & babysitting (prices on request). 
Families: The villa is designed and equipped for young families.  A pool fence, baby cots, high-chairs, stair-gates, monitors, steriliser, changing mats, baby baths, buggies, bed rails, toys, games, DVDs (etc) are all included in the rate.  Nannies and babysitting can also be provided.

Booking Conditions :

  1. A non-refundable deposit of 50% of the rental amount must be received by Kemah Tinggi management within seven working days of confirmation of the reservation, to guarantee that reservation. Final payment is required 60 days prior to arrival. All payments are to be made in USD, via Electronic Transfer.
  2. A cancellation fee of 50% of the total rental amount will apply for cancellations made more than 60 days prior to arrival. A cancellation fee of 75% of the total rental amount will apply to cancellations made 30-60 days prior to arrival. A cancellation fee of 100% of the total rental amount will apply to cancellations made less than 30 days prior to arrival. It is strongly recommended that the Guest and all members of the Guest’s party purchase trip cancellation insurance.
  3. Rates are subject to 10.5% Government tax and 5% service charge. Rates, taxes and conditions may be subject to change without notice but once the Guest’s booking is confirmed, the price of the Guest’s reservation is fully guaranteed.
  4. The Owner reserves the right to impose any taxes or other charges which may be implemented by any government or other regulatory body, which were unknown at the time of publishing.
  5. There is a minimum stay requirement of 2 nights during low season, 3 nights in mid season, 4 nights in high season and 5 nights in peak season. Exceptions may be made on a case-by-case basis.
  6. Kemah Tinggi has a maximum number of guests and rates are offered on the basis of the stated number of guests on the booking confirmation. Guests in excess of this stated number will only be permitted at the owner's discretion and may be subject to an additional charge.
  7. All bookings are assumed to be for normal holiday purposes only, and the Guest agrees that the use of the Property will be limited to this purpose unless otherwise agreed by the Owner and confirmed in writing.
  8. DAMAGE OR LOSS: Any Guest valuables or property left or used at the Property are at the Guest’s own risk. The Guest is responsible for the Property during the Rental Period. Any act or omission by the Guest, their party and/or visitors which may negate or prejudice the Property’s insurance policy and/or results in loss or damage is the Guest’s responsibility. Security deposits may be required for large parties and/or special events and are at the discretion of the Owner on a case-by-case basis. These deposits are due with the balance payment, and will normally be refunded at the end of the rental period after deducting all additional expenses incurred on the Guest’s behalf and the cost of replacement or repair for any loss or damage to the Property or its surrounds or contents caused during the Rental Period.
  9. LIABILITY: Neither the Owner nor their staff accept any responsibility or liability for: any physical injury, sickness, death, loss, damage, inconvenience or additional expense incurred by the Guest, their party or visitors regardless of the cause; any vehicle or the contents of any vehicle used, hired or engaged by the Guest or their party during the Rental Period; the inability of the Guest or any member of the Guest’s party to enter the location of the Property or stay at the Property for all or part of the Rental Period as a result of failure to obtain appropriate travel or visa documentation, cancellation or amendments to travel arrangements or the missing of flights or travel connections; and/or any delay or cancellation of the booking as a result of war, threat of war, riot or civil strife, strike, demonstration, terrorist activity (threatened or actual), natural disaster, fire, sickness, weather conditions, action at an airport or port by any government or public authority, technical problems relating to transport and airport regulations caused by technical, mechanical or electrical breakdowns, or any technical, structural, electrical, plumbing or other problems or difficulties with the Property which make it unsafe or unusable, or any other circumstances which amount to ‘force majeure’ or Acts of God, or other events beyond the Owner’s control.
